Hunt Scott Chartered Surveyors has wide experince of providing property valuations for many clients ranging from individuals to companies.
Getting an accurate assessment of the value of a property is important whether it is for Acquisition, Charity Act, Company Accounts, Court, Probate, Taxation, or other purposes and we can tailor the format of the report to meet your requirements whilst including all necessary aspects to meet the appropriate requirements.
RICS Homebuyer Reports and Condition Reports
Hunt Scott is an authorised provider of RICS Homebuyer Reports and RICS Condition Reports.
We know the need for the provision of accurate, unbiased advice for purchasers and we provide reports both via email and post, so that cleints can forward copies to their solicitors easily whilst having the top copy for their own use.
We arrange the inspection, and provide confirmation of when this will occur, and telephone clients immediately following the survey to tell them the main findings and provide prompt feedback for clients. Our reports include photographs to highlight any issues found at the property.
Expert Evidence - current day and historic valuations for Court purposes
We have experience of acting as an Expert Chartered Valuation Surveyor (including acting as a Joint Single Expert) for Court purposes and, with an objective outlook and impartial advice, we seek to help the Court in what can often be difficult and emotive matters.
As well as current day Market Valuations, we also provide Expert Valuation Reports which analyse historic market behaviour and previous valuations. Chris Hunt is a member of the Expert Surveyors Group, the only group of Chartered Surveyors across the country which can provide approved reports to solicitors who wish to review valuation advice provided by others in the past. This provides impartial advice for any proceedings, be it being contemplated by lenders seeking to recoup their loss, or in considering the possible defence of valuers over a report they have issued. We are truly independent, and committed to recognising that, especially in potential negligence claims the first duty is to be objective and impartial, whilst being responsive to client needs in respect of timings and considering specific issues.
Leasehold Enfranchisement and Lease Extensions
Knowing what is a fair price to be paid for a lease extension or for enfranchisement can be a complex matter, and negotiations between a freeholder and leaseholder are often proven to be problematic.
By instructing Hunt Scott Ltd to act in the matter, clients receive objective advice and we can liaise with solicitors over the service of Notices and appearance at any Valuation Tribunal. We are able to negotiate terms for any enfranchisement or extension and, if required, act as Experts at the Leasehold Valuation Tribunal or, if need be, the Lands Tribunal (Upper Chamber).
Rent Reviews and Lease Expiry
Leases often contain provisions to review the rent, and understanding the obligations and assumptions contained in such clauses can be crucial. Clients instruct us to consider, help serve or respond to Rent Review or Lease Expiry Notices, negotiate rental levels and lease terms and liaise with solicitors where appropriate as well as provide Reports and Submissions to Third Parties where appropriate.
